Laundry room.
When the laundry schedule turns into a dispute.

The shared laundry room is one of the most common reasons for trouble in a building. Clarity usually helps more than a letter.

What you can do now

You record defects in the defect editor of your review – that is also where you create the letter to the management.

Record a defect

In short

The essentials in three sentences

  • What applies is in the house rules and the laundry schedule.
  • In a dispute with neighbours, talk first, then go to the management – it is responsible for the house rules.
  • If a machine is broken, that is a defect: report it in writing and set a deadline.

What applies

The house rules are part of the tenancy agreement if they were handed to you with the contract. They set laundry days, times and cleaning. Address questions about them to the management.

In a dispute

  • Seek a conversation and bring a proposal, such as swapping laundry days.
  • Write down what happened when.
  • Ask the management in writing to enforce the house rules.
  • Home-Voice does not mediate between tenants or with the management.

When something is broken

If the washing machine and tumble dryer are part of the rented property, the landlord must keep them in working order. If a machine is out of order for a longer time, you can ask for a reduction from the report on.

Frequently asked questions

May the management charge fees for the laundry room?
Only if it is agreed in the tenancy agreement – as service charges or via a coin or card machine.
May I use someone else's laundry day if it is free?
The house rules govern this. If there is no rule, ask the person whose laundry day it is.

Legal basis

Art. 256 CO (maintenance of the rented property), Art. 257f CO (consideration), Art. 259a ff. CO (defects), house rules as part of the tenancy agreement.

Guidance, not legal advice. In a dispute, the tenants' association or your canton's conciliation authority can help.
