Understanding Home-Voice
Rules for ratings.
Tough on the facts. Fair to people.
These rules protect everyone: you, your neighbours, the management – and the knowledge that grows here.
8 sections · approx. 3 min

In short
In three sentences
- Write what you experienced yourself – criticism is allowed, hurting people is not.
- Only people who lived there may review: with proof, one review per tenancy.
- Every contribution is checked before it is published – we remove, we never rewrite, and nothing is deleted for money.
What you can write
Tell us what you experienced. Criticism included.
What you saw, reported or paid for yourself helps others most.
Examples
- “After my report in March, there was no reply for eight weeks.”
- “The mould in the bathroom was fixed after five months.”
- “I found the service charges too high.”
- Criticising managements is allowed – they are companies. We never name private owners.
- You don’t have to answer everything. What you don’t know, you leave open. Comments are at most 750 characters each.
What doesn’t appear
What we remove.
- Names or recognisable details about neighbours, caretaker, staff or tenants
- Insults, threats, defamation
- Accusations of offences without proof; speculation about intentions
Everything we remove
- Names or recognisable details about neighbours, caretaker, staff or tenants
- Private phone numbers, email addresses, bank details
- Details about children and about people’s health
- Characteristics of neighbours such as origin, religion, age, family or occupation
- Insults, threats, defamation
- Accusations of offences without proof; speculation about intentions
- Details that reveal a flat (floor, flat number, special features)
- Photos with faces or readable names on documents
- Advertising
Opinion or fact
Your opinion is free. An accusation needs proof.
We check whether there is proof – not who is right.
- Opinion – “The management reacts very slowly.” Allowed as long as it stays factual.
- Own experience – “My report from March got no reply.” Allowed.
- Accusation of an offence – “The management embezzled my deposit.” Only with proof: a document, a decision of the conciliation authority, a judgment. Without proof we remove the passage.
How we check
Checked before publication. We remove. We never rewrite.
Every contribution – including statements by managements.
- Published – unchanged.
- Published, passages removed – the removed passages are marked.
- Sent back for revision – you get the reason and adjust it yourself.
- Not published – with reasons.
- Today a person checks. At Home-Voice, a machine never decides about truth or disputes.
- This also applies to comments, defects, photos and statements by managements.
Who may rate
Only people who lived there.
With proof – one rating per tenancy.
- One rating per tenancy. A household counts once, even if several people in a flat share rate.
- Anyone responsible for the building – owner, caretaker, management – may not rate it.
- We remove bought, invented or arranged ratings. For repeated violations we block the account.
- Moderation can flag suspicious ratings; they then count less.
Reporting
Every contribution can be reported. Nothing is deleted for money.
What counts as a reason – and what doesn’t
Counts:
- Names or recognisable details about neighbours, caretaker, staff or tenants
- Private phone numbers, email addresses, bank details
- Details about children and about people’s health
- Characteristics of neighbours such as origin, religion, age, family or occupation
- Insults, threats, defamation
- Accusations of offences without proof; speculation about intentions
- Details that reveal a flat (floor, flat number, special features)
- Photos with faces or readable names on documents
- Advertising
- A demonstrably false fact
- No verified tenancy
- Wrong building
- Responsible for the building (owner, caretaker, management)
- Bought, invented or arranged
Doesn’t count:
- A rating is critical but factual.
- It is unpleasant but matches the experience.
- Someone would like a better score.
How it works
- Report the contribution, give a reason, with proof if possible.
- If it involves personal data or threats, we check immediately and take the contribution offline until the decision if necessary.
- We usually decide clear cases within 48 hours, the others within 14 days.
- Both sides are told the decision.
Appeal
Don’t agree? You can appeal.
- By email to info@home-voice.ch, subject “Appeal”, with the link to the contribution.
- You can appeal within 30 days of the notification. We decide within 14 days and inform you of the decision in writing. Legal action remains open.
- Private owners who are recognisable in a contribution also have the right to access, correct and delete their personal data – answer within 30 days.
- Objection upheld: new information or an error in the decision
Statements by managements
Managements follow these rules too.
- The management and the owner can each respond once per rating, free of charge, at most 2,000 characters.
- No names, no flat, no blaming individual tenants, no advertising.
- Only the tenant sets the status of a defect. A statement appears alongside and changes no value.
- Managements can have wrong master data (address, assignment) corrected. Nobody can buy a deletion.
