Understanding Home-Voice
For property managers.
Good management deserves a voice too.
A platform that only shows what tenants report tells only half the story. Here you can read what you can do as a property manager, what we review and what can never be bought.

In short
In three sentences
- Replying, commenting and providing evidence are always free.
- First you prove that you are responsible – a person checks, then the document is deleted.
- You will never find out who wrote a review – and no money changes a value.
Always free
Reply. Respond. Provide evidence. Free of charge.
Everything directly in the property pass of your building: search for the address, and under every comment and every defect you will find “Reply” or “Respond”.
Everything that is free
- Reply to every comment, up to 2,000 characters.
- Respond to every defect, for example “fixed according to management 10/2026”.
- Report renovations with evidence.
- Have incorrect building data corrected.
- “Managed by” with your name in the property pass.
How it works
- Set up your organisation and have it confirmed.
- Claim properties with proof.
- Reply or respond in the property pass of the building. We review every version before it appears.
Responsibility
First you show that you are responsible.
A person reviews your proof. The document is deleted afterwards.
- Your company with its UID.
- Proof, for example the management contract or a power of attorney from the owners — also for several properties at once.
- A second factor when signing in: replies and evidence are only possible with it.
- Private owners prove their ownership. They can respond but never appear with their name.
- The document is deleted after the decision, at the latest after 72 hours.
- Whoever is responsible for a property may not review it.
Guidelines for replies
A good reply does not erase criticism. It completes the story.
Your reply stands next to the experience. We review every version by hand before it appears; a reply already published stays visible until the new one is approved.
The guidelines
- Factual and polite, on the subject of the comment: your account of the facts, measures taken or planned.
- No details about people: no names, flats, floors or rental periods.
- No guessing who wrote the comment.
- No contact details, links or advertising.
- At most 2,000 characters, one reply per comment; you can change it at any time.
- Only the tenant sets the status of a defect. Your response stands next to it and changes no value.
- Home-Voice does not mediate and forwards nothing. The tenant receives no notification; for a conversation, use your own channels.
- If a comment breaks the rules, you can report it. A report takes nothing offline automatically.
Change of management
You don’t start from zero. And you don’t inherit everything.
The property pass shows who is responsible today and the value of each management from its own period.
- Each management period gets its own value as soon as there are 3 rental periods from that time.
- The value of today’s management across all its buildings appears in the property pass of each of its properties.
- Former managements appear without names and without dates.
- Your start date applies once you have proven it.
Never for sale
What you can never buy.
- a better value
- a better ranking
- a deletion
- the right to reply
- a seal
- Values, ranking, comments and defects are the same whether a management works with us or not.
- There is no advertising on property passes.
- Information from a management is always labelled as such and reviewed beforehand.
- The “Replies to tenants” seal goes to a management that replies to at least 80% of the comments of the last 12 months across all its buildings (at least 5 comments). A monthly run checks this, never a person.
Anonymity
Who wrote a review, you will never find out.
We do not sell data about tenants. And we never pass on who they are — not to you either.
- No individual answers, no details of an anonymised entry.
- Whatever we evaluate in summary always covers at least five rental periods.
- Figures for a building only appear from 3 rental periods.
